Routine maintenance is the most common form of repair service requested by our residents. Items such as a dripping faucet, a non-functioning air conditioning system and pest control are some of the most common requests our Property Managers receive at Home Locators. Our goal is to provide you with a same-day response to your request for maintenance. Non-emergency requests are handled quickly and professionally by our licensed, bonded and insured service partners. Please view our A/C page before requesting Air Conditioning service
1. Resident submits a service request through the Home Locators Tenant Portal
2. A member of the Property Management team responds to the Resident. The Property Manager will confirm the name of the Service Partner who will be in contact with the Resident to set up an appointment time.
3. After the service has been performed our Property Management team will follow up with you, offering a brief maintenance survey. The feedback we receive from our Residents helps to ensure the highest levels of service and customer satisfaction are given with each and every maintenance request we fulfill.
All maintenance requests are important and treated with great care but Emergency Maintenance needs are given first priority. Emergency Maintenance is limited to specific incidents that are considered a safety concern or damaging to your rental home.
The above noted maintenance items require immediate response. For this purpose we provide an after-hours Emergency Maintenance hotline that is monitored by one of our Property Management team members seven days a week. If your maintenance concern is one of the items (1-6) please call our Emergency Maintenance hotline at 813-545-5781 and leave your maintenance request on our voicemail and you will be contacted quickly by one of our Property Management team members.
Tenants DO NOT have the right to perform or arrange for maintenance at the Landlord's expense. Tenants may not deduct the cost of a repair from the monthly rent payment. All maintenance requested by the Tenant and authorized by the Landlord will be performed between the hours of 9am to 5pm, Monday through Friday. The only exception to this policy is for weekend air conditioning service (on a space-available basis) and authorized Emergency Maintenance. For large maintenance needs, Home Locators Property Management must request and receive authorization from the Landlord before work may commence.
We live at 4201 Bayshore Blvd. We have been servicing the air conditioners semi annually at our cost. We were notified today that the compressor needs to be replaced at a cost of $1195. for labor. The unit is under warranty. Please respond.
