1. Nothing is more universally-complained about than a dirty rental home.
Unfortunately, many owners attempt to save money by having the make-ready work performed by the lowest bidder for the job. Worse yet, some owners attempt to do the work themselves. There is a huge difference between a house being ‘clean’ and a house being professionally prepared for a new resident. Our professionally cleaned homes offer assurance of sanitary conditions and are truly move-in ready. You can have confidence that everything is ready for your arrival and your first day in your new home will not be spent cleaning.
2. You will receive a Certificate of Cleanliness as well as a written inspection of the home.
Quality matters and no effort is spared to provide you the very best home possible. Our inspection covers both hygiene and functionality. THERE IS NO SUBSTITUTE FOR QUALITY!
3. Each Certified Rental Home™ includes a video inspection performed by our thoroughly trained property managers.
We know the rental home business and know exactly what to look for as we inspect your home. Written reports and even photographs can be debated in court but videos tell the entire story and provide maximum protection.
4. Our photos are specific and thorough.
Any imperfections found are documented and, whenever possible are measured.
5. Ownership of your home will be verified.
We research and document the ownership of each Certified Rental Home® with local government to verify the rightful owner of your rental home.
6. Legal Status of your home will be VERIFIED.
We search official government records to verify a home is not facing any sort of foreclosure or other legal action at the time of the lease signing. Many of our owners are repeat customers who have done business with Home Locators for many years. We make a point to get to know our owners and keep open the lines of communication.
7. Door locks will have been changed.
Security is important and, while legally not required, changing locks is an easy way to protect your safety and belongings.
8. Carpets will be steam cleaned by licensed professionals.
The only way to ensure carpets are more than simply ‘surface clean’, is to apply steam – NOT SOAP. When soap is applied to carpets, they will temporarily appear clean but the soap actually attracts more dirt and leads to embarrassing spots appearing in your home. Pet odors can temporarily be masked by a lower quality carpet cleaning job but they are virtually guaranteed to return. We believe our residents deserve better!
9. We will provide documentation for you to complete your own independent move-in inspection.
No home is perfect and it is possible that a minor cosmetic blemish exists or a mechanical defect might occur within the first few days of occupancy. We want to ensure you have had an opportunity to report anything you observe and have it entered into the records. When both parties possess photographic and video documentation for a home, the prospects of a case going to court are incredibly rare. Good documentation helps both landlord and tenant to accurately recall the condition of the home at move-in. It helps all parties to operate in the best faith possible.
10. Your SECURITY DEPOSIT will remain in our Escrow Account until your lease concludes.
Having the funds from your security deposit remain in our State of Florida-regulated escrow account assures your funds will not be mishandled or somehow lost by your landlord.
