Tampa Eviction Protection Program

Home Locators has successfully offered Tampa Bay area landlords our Eviction Protection Program (EPP) for over 5 years. For only $11 a month, you can have peace of mind. Despite our diligence in screening for good renters, legal action sometimes is the only option available to enforce the terms of the lease. Circumstances change in people’s lives and they are not able to pay the rent. This is especially true when people lose their jobs, get a divorce or experience serious injury. This can happen to anyone, at any economic level. When a tenant cannot afford to pay the rent, they also find it difficult to move, requiring the landlord to go through the costly procedure of evicting the tenant. There are thousands of evictions filed in Florida every month, costing anywhere from $500 – $700 or more.

Home Locators Eviction Protection Program includes up to $700 in the aggregate for all Notice and Appearance fees, attorney fees and legal costs to file eviction. The only eviction that would not be covered is if the tenant requests and is granted a jury trial. Never in our 20 + years of experience have we had a tenant ask for a jury trial.

A typical eviction can take 20 – 30 hours to complete, beginning with proper legal notices served to the renter and concluding with the sheriff’s writ of possession and meeting the sheriff at the property to remove the renter. In addition, we will waive any of our own court preparation and appearance fees, which are normally charged at a rate of $75 per hour.

Evictions must be for cause (for example, non-payment of rent), and cannot be owner caused. A property that goes into lis pendens or foreclosure will be subject to management approval to participate in the EPP.

Valid management contract must be in effect. This clause contains the complete and entire agreement of the parties regarding the EPP being provided by Home Locators. This EPP is not an indemnity or insurance contract of any kind.
